Building Survey (formerly called a Structural Survey)


A Building Survey is suitable for all types of residential property and is the most comprehensive form of report available. This provides
a detailed picture of a property's construction and condition together with recommendations for any remedial work or other action required.

 

This type of report is particularly recommended where a property is unusual in terms of its age or type of construction and is not
considered suitable for the standard Home Purchase Survey. It should also be used if a property is dilapidated or has been
extensively altered from the original construction and where a major conversion or renovation is planned. It is tailored to the client's
individual requirements and provides in depth information on all aspects of the property.

 

The survey report summarises all major items found to require attention and provides an estimate as to the likely cost of bringing
the property to a good standard of repair.

 

Specialist tests and investigations are not carried out as part of the survey although the services are inspected visually and where
it appears likely that attention is required it will be recommended that reports are obtained from an appropriate specialist.

 

It does not automatically include a valuation although this can be provided simultaneously at additional cost.

 

As with any type of survey there are limitations largely due to occupancy and the need to avoid causing damage to a property and these
limitations are described in detail in a letter to the client prior to proceeding with the inspection.
